Bashayer represents a different side of Hudayriyat Island.
Nawayef East is defined by elevation. Nawayef Village is built around townhouse living. Nawayef Park Views introduces park-oriented apartments. Al Naseem focuses on large family villas.
Bashayer is fundamentally about the waterfront.
Modon launched Bashayer as Hudayriyat Island’s first ultra-premium waterfront residential community, positioned on the island’s northern side with views toward Al Bateen and the Abu Dhabi skyline. The original community combined 157 luxury villas with 330 premium residences, while a later phase expanded the residential mix with townhomes and additional apartments. Modon Corporate
The development now spans a particularly broad range of property types:
apartments, townhomes, penthouses, four- and five-bedroom villas.
That makes Bashayer unusual within Hudayriyat because buyers with substantially different budgets and lifestyles can potentially live within the same waterfront neighbourhood.
Modon’s current Bashayer page lists a 50/50 payment plan, with 5% due at booking, 45% during construction and 50% at handover. Current published average pricing begins around AED 2.5 million for a one-bedroom apartment, while larger apartments, townhomes and penthouses move progressively higher. Modon Corporate
But Bashayer also requires careful research.
The original launch sold out.
The final phase sold out.
Modon’s different Hudayriyat pages currently show inconsistent handover and starting-price information.
And apartment, villa, townhome and penthouse buyers should not evaluate the project in the same way.
This guide examines the development property type by property type.

The areas currently published by Modon range from approximately 81–94 sqm for one-bedroom apartments, 129–226 sqm for two-bedroom apartments, 178–299 sqm for three-bedroom apartments, 164–207 sqm for two-bedroom townhomes, 253–386 sqm for four-bedroom townhomes and 390–489 sqm for penthouses. Modon Corporate
These are current published benchmarks rather than a guarantee that every type remains directly available from the developer.
What Is Bashayer?
Bashayer is a gated waterfront neighbourhood within the wider Hudayriyat Island masterplan.
When Modon originally announced the development in December 2025, it described Bashayer as Hudayriyat’s first waterfront residential community. The initial release comprised 157 four- and five-bedroom villas and 330 premium apartments and penthouses in two low-rise terraced residential buildings. Modon Corporate
The neighbourhood also incorporates a 3.5-kilometre waterfront promenade with walkable piers extending into the water, giving the project a more direct relationship with the coastline than communities whose primary identity is built around hills, parks or golf. Modon Corporate
This waterfront positioning should be understood correctly.
Bashayer is a waterfront community.
That does not mean every property has the same waterfront exposure.
Within the same development, buyers may experience materially different:
views, orientation, privacy, proximity to the promenade and relationship with neighbouring buildings.
A Bashayer purchase should therefore be evaluated at the unit level, not simply at the community level.
Why Bashayer Is Different From Other Hudayriyat Projects
Hudayriyat is becoming increasingly segmented.
A buyer can now choose between:
large hillside villas, conventional premium family villas, townhouses, park apartments, waterfront residences and golf communities.
Bashayer occupies the waterfront-lifestyle segment.
Its most important differentiator is therefore not simply architecture or bedroom count.
It is the combination of:
waterfront setting + low-rise residences + villas + townhomes + promenade + skyline views.
This means the same project can serve very different buyer profiles.
An investor purchasing a one-bedroom apartment is buying a fundamentally different asset from a family purchasing a four-bedroom townhome.
A penthouse buyer has another objective entirely.
That diversity is one of Bashayer’s strengths—but it also makes broad statements such as “Bashayer is a good investment” almost meaningless without specifying the property type.
Bashayer Apartments
The apartment component provides the lowest current entry point into Bashayer.
Modon’s dedicated project page currently describes Bashayer Residences as including one- to four-bedroom apartments, penthouses and townhomes, while the July 2026 final-phase announcement specifically described one- to three-bedroom apartments, four-bedroom penthouses and newly introduced two- and four-bedroom townhomes. Modon Corporate
That difference in wording is worth noticing.
It may reflect different phases or classifications rather than an actual contradiction, but buyers should rely on the exact current inventory schedule rather than assuming every bedroom category is available.
One-Bedroom Apartments
The one-bedroom apartment is currently the most accessible Bashayer product shown on Modon’s detailed page.
Current figures indicate:
approximately 81–94 sqm and an average price around AED 2.5 million. Modon Corporate
For a one-bedroom apartment, that is clearly a premium price point.
The buyer is not simply purchasing square metres.
The pricing incorporates the value proposition of:
Hudayriyat Island, waterfront surroundings, low-rise living, premium amenities and future community positioning.
An investor considering this product should compare it with other premium one-bedroom apartments in Abu Dhabi rather than assuming the Hudayriyat brand automatically justifies any asking price.
The critical question is:
What premium am I paying for Bashayer, and what is likely to support that premium after handover?
Two-Bedroom Apartments
Modon currently lists two-bedroom apartments ranging approximately 129–226 sqm, with an average price around AED 3.15 million. Modon Corporate
The range in area is wide.
That immediately tells buyers that bedroom count alone is insufficient for comparison.
Two units both marketed as two-bedroom apartments can differ significantly in:
internal area, terrace size, layout efficiency and positioning.
A buyer should therefore compare price per usable square metre alongside total price.
A larger apartment may cost more but provide substantially better long-term usability.
A smaller apartment may produce stronger capital efficiency if the layout is excellent.
Three-Bedroom Apartments
Three-bedroom apartments currently range around 178–299 sqm, with an average published price of approximately AED 4.6 million. Modon Corporate
At this level, Bashayer starts competing more directly with family-oriented properties.
A buyer with roughly AED 4–5 million might potentially compare:
a Bashayer three-bedroom apartment, a townhouse elsewhere on Hudayriyat or an apartment on another Abu Dhabi island.
The relevant question becomes lifestyle.
Do you want:
managed apartment living and waterfront amenities?
Or more private land and a ground-level family home?
Neither choice is automatically better.
Bashayer Townhomes
One of the most important additions in Bashayer’s 2026 final phase was the introduction of two- and four-bedroom townhomes.
Modon said the final phase consisted of 300 residences and sold out within one day, generating approximately AED 1.25 billion, with 71% of buyers being new Modon customers. Modon Corporate
Townhomes give Bashayer an important middle tier between apartments and large detached villas.
For buyers who want more independence than an apartment but do not need a substantial villa, this may be the most interesting part of the community.
Two-Bedroom Townhomes
Current published figures for two-bedroom townhomes show approximately 164–207 sqm, with an average price around AED 4.3 million. Modon Corporate
This creates an interesting decision.
At roughly this price level, a buyer could potentially choose between:
a larger premium apartment or a smaller townhome.
The townhome may offer:
more separation from neighbours above and below, direct ground-level access and a stronger house-like experience.
The apartment may offer:
better views, more managed services and potentially less maintenance.
The right answer depends on intended use.
Four-Bedroom Townhomes
The four-bedroom townhome moves Bashayer firmly into family territory.
Modon currently publishes areas around 253–386 sqm, with an average price around AED 6.2 million. Modon Corporate
At that price, buyers should compare aggressively.
A four-bedroom Bashayer townhome competes not only with other Hudayriyat townhouses.
It can also overlap with certain villa opportunities elsewhere in Abu Dhabi.
Therefore, understand what Bashayer is giving you in return for the premium:
waterfront neighbourhood, community maturity, architecture, amenities, promenade access and Hudayriyat positioning.
Do not pay simply because the word “waterfront” appears in the brochure.
Bashayer Penthouses
The penthouse category sits at the top of the Bashayer Residences product hierarchy.
Modon currently lists penthouses with approximately 390–489 sqm and an average price around AED 9 million. Modon Corporate
The original 2025 launch specifically referred to four-bedroom penthouses overlooking Al Bateen Beach and the Abu Dhabi skyline. Modon Corporate
At this price level, buyers should be particularly rigorous about:
view, terrace, ceiling height, privacy, parking, lift access and positioning.
A penthouse is normally purchased for differentiation.
If the unit does not provide meaningful advantages over a large standard apartment, paying a major premium becomes harder to justify.
Bashayer Villas
Bashayer also includes four- and five-bedroom villas in a gated villa neighbourhood.
The original phase comprised 157 villas within a green community environment with access to a clubhouse and rooftop infinity pool, children’s facilities and sports courts. Modon Corporate
Modon’s current Bashayer page continues to identify four- and five-bedroom villas as part of the project, but its currently surfaced factsheet does not provide the same detailed current villa pricing table available for apartments and townhomes. Modon Corporate
Therefore, buyers should request current villa inventory and pricing rather than relying on third-party numbers.
This is especially important because earlier phases sold rapidly.
Do Not Assume Original Developer Inventory Is Available
Bashayer has already demonstrated two significant sell-out events.
The original 2025 Bashayer release—157 villas and 330 apartments—sold out within one day and generated approximately AED 3 billion in sales. Modon Corporate
Then in July 2026, Modon announced that the final phase of 300 residences also sold out within one day, generating approximately AED 1.25 billion. Modon Corporate
For a buyer in late 2026, this has a practical implication.
A unit being advertised as “available in Bashayer” may be:
an assignment, a resale, returned inventory or another transaction type rather than untouched original launch inventory.
That distinction affects price and payment structure.
Original Price vs Current Asking Price
When evaluating an off-plan resale, obtain the original purchase information where possible.
Suppose the seller purchased for AED 3.2 million and is now asking AED 3.8 million.
The AED 600,000 increase may or may not be justified.
The buyer should understand what supports it.
Possible reasons include:
construction progress, project sell-out, stronger market pricing, limited comparable inventory or a genuinely superior unit.
But the seller’s desired profit is not itself evidence of market value.
Compare transactions and competing inventory.
The 50/50 Payment Plan
Modon’s current Bashayer page states that the project uses a 50/50 payment plan, consisting of 5% on booking, 45% during construction and 50% upon handover. Modon Corporate
This is relatively easy to understand.
Half the property price is paid before completion.
Half remains due at completion.
But simple structure does not mean low financial exposure.
Consider an AED 6 million property.
The final 50% represents:
AED 3 million at handover.
That obligation needs to be planned well before completion.
Why the 5% Booking Payment Can Be Misleading
A 5% booking payment can make a large purchase initially feel affordable.
But the buyer is committing to the full price.
The most useful exercise is not to ask:
“How much do I need today?”
Ask:
“Can I comfortably meet every instalment through handover?”
The correct affordability calculation should include:
purchase price, registration and transaction costs, financing assumptions, service charges, furnishing and liquidity reserve.
A low booking percentage should never substitute for full transaction planning.
Handover: Pay Attention to Modon’s Different Pages
This is one area where buyers need to be particularly careful.
The current dedicated Bashayer project page states that villas are scheduled for Q1 2030, while apartments are expected in Q2 2030. Modon Corporate
However, Modon’s broader Hudayriyat Island overview currently displays different Bashayer dates—including a project card showing Q1 2029—indicating that some aggregated project information has not been fully harmonised. Modon Corporate
This is why buyers should never make a multimillion-dirham transaction based solely on an overview webpage.
For planning, use the most current project-specific information.
For the actual transaction, use the SPA attached to your specific property.
The SPA matters more than a marketing page.
Waterfront Promenade
One of Bashayer’s signature elements is its 3.5-kilometre waterfront promenade.
Modon describes walkable piers extending into the water, creating direct interaction with the shoreline. Modon Corporate
That can materially influence the community experience.
Residents may have a place for:
walking, jogging, dining, socialising and simply spending time near the water.
For a waterfront development, this public-realm quality can matter as much as individual unit design.
A beautiful apartment surrounded by weak public spaces does not create the same experience as a coherent waterfront district.
Promenade Proximity Can Be Both an Advantage and a Trade-Off
Not everyone should automatically choose the closest unit to the promenade.
Direct proximity may offer:
better access, activity and attractive outlook.
It may also produce:
greater foot traffic, evening activity or less privacy.
Some residents want energy.
Others want tranquillity.
That is why the strongest Bashayer unit is not necessarily the one physically closest to the waterfront.
It is the one whose location aligns with the buyer’s intended lifestyle.
Abu Dhabi Skyline Views
Bashayer’s residential design emphasises its relationship with the Abu Dhabi skyline, and the original launch highlighted views toward Al Bateen and the city. Modon Corporate
But “skyline view” should never be accepted as a generic marketing label.
Ask:
Is the view direct?
Is it angled?
Which rooms see it?
Could another building interrupt it?
Is it visible from the main living area or only from a terrace?
At premium prices, the difference matters.
Waterfront View vs Waterfront Access
These terms should also be separated.
A property can be inside a waterfront community while having no direct water view.
Another can have water views while being some distance from the promenade.
A third may have immediate promenade access but a lower-level outlook.
Each characteristic has value.
They are not identical.
If the buyer is paying a specific view premium, that premium should have a specific explanation.
Community Amenities
Modon currently lists Bashayer amenities including a community centre, children’s play area, swimming pool, landscaped parks and green spaces, padel courts, multi-sports court, cycling and jogging trails and a gym. The final-phase announcement also references hydrotherapy facilities and retail outlets. Modon Corporate
This gives Bashayer a relatively comprehensive amenity environment.
More importantly, those amenities are combined with Hudayriyat’s wider sports and leisure ecosystem.
That distinction is important.
Residents are not dependent only on what is inside their immediate building or gated community.
Hudayriyat’s Wider Lifestyle
Hudayriyat Island has already developed a strong identity around sport and outdoor recreation.
Residents can access island destinations associated with cycling, beaches, sports and Surf Abu Dhabi, while the larger masterplan continues to add residential, leisure and hospitality infrastructure. Modon Corporate
For Bashayer residents, this gives the property a dual lifestyle.
Inside the neighbourhood:
waterfront residential living.
Across the island:
active recreation and leisure.
That combination may appeal particularly to younger families and buyers who actually use outdoor infrastructure.
Bashayer for Families
Bashayer potentially serves families across several stages.
A smaller family may choose a two- or three-bedroom apartment.
A household wanting more independence could consider a townhome.
Larger families may prefer four- or five-bedroom villas.
This range makes Bashayer different from single-product communities.
A household could theoretically remain within the same neighbourhood while its space requirements evolve.
For family buyers, however, property type matters more than community branding.
A three-bedroom apartment and five-bedroom villa may share amenities, but their day-to-day living experiences are fundamentally different.
Bashayer for Investors
From an investment perspective, Bashayer should be segmented.
A one-bedroom apartment has one demand profile.
A four-bedroom townhome has another.
A penthouse is a highly specialised asset.
A villa addresses another market.
This is important because investors sometimes analyse an entire development using one projected yield.
That is rarely sensible.
Different unit categories have different:
tenant pools, maintenance profiles, resale liquidity and capital requirements.
Evaluate each separately.
One-Bedroom Investment Case
The one-bedroom apartment may offer the broadest renter audience.
Potential tenants could include:
professionals, couples and internationally mobile residents.
Its lower total price relative to other Bashayer categories can also create a broader resale audience.
However, investors need to watch the premium.
At approximately AED 2.5 million average current pricing, Bashayer is positioned as a premium apartment rather than a mass-market one. Modon Corporate
Future rent needs to justify that acquisition cost after service charges.
Two- and Three-Bedroom Investment Case
Two- and three-bedroom residences may benefit from longer-stay family tenants.
A family relocating to Abu Dhabi could potentially value:
waterfront living, island recreation, community amenities and additional bedroom space.
But families are also more price-sensitive when comparing different locations.
Bashayer will compete with premium properties on:
Saadiyat, Yas, Reem and elsewhere in Abu Dhabi.
The project needs to win that comparison through lifestyle and unit quality—not simply novelty.
Townhome Investment Case
Townhomes can occupy an attractive middle ground.
They may appeal to families wanting house-style living without the cost of a major standalone villa.
That can broaden the tenant base.
At the same time, townhomes require more maintenance than apartments and can face competition from family communities elsewhere.
The strongest investment units will likely be those with:
good plots, sensible layouts and attractive relationships with the waterfront and public realm.
Penthouse Investment Case
Penthouse investment requires a different mindset.
Liquidity is usually narrower.
The ticket is higher.
The buyer profile is more selective.
A penthouse should therefore provide meaningful scarcity.
That scarcity could come from:
size, terrace, privacy, views or positioning.
Buying the word “penthouse” without assessing these characteristics is not enough.
Bashayer vs Nawayef Park Views
For apartment buyers, this is one of the most relevant Hudayriyat comparisons.
Bashayer is primarily waterfront-oriented.
Nawayef Park Views is centred around park living, Mediterranean-style low-rise residences and the adjacent souq environment.
Park Views currently starts around AED 2 million with a 60/40 payment plan and Q1 2028 handover, while Bashayer’s current detailed page lists one-bedroom apartments around AED 2.5 million and a 50/50 structure. Modon Corporate
The decision should not be reduced to price.
Ask which lifestyle is more valuable to you:
park + walkability,
or waterfront + promenade.
Bashayer vs Nawayef Village
For townhouse buyers, Nawayef Village becomes relevant.
Nawayef Village offers a Tuscan-inspired neighbourhood format and was Hudayriyat’s first townhouse development.
Bashayer’s townhomes sit within a more explicitly waterfront-focused community.
That creates a clear lifestyle distinction.
Village buyers may prefer:
traditional neighbourhood character and community intimacy.
Bashayer buyers may value:
waterfront activity, skyline outlook and the mixed residential environment.
A current resale comparison should also examine how much each original buyer has already paid.
Bashayer vs Al Naseem
Families looking at Bashayer villas should also compare Al Naseem.
Al Naseem is a more conventional large detached-villa neighbourhood.
Bashayer introduces a stronger waterfront identity and broader mix of residences.
A buyer wanting maximum villa space and a classic family community may lean toward Al Naseem.
A buyer wanting proximity to a waterfront promenade and a more mixed neighbourhood could prefer Bashayer.
The correct answer depends on family routine, not just architecture.
Bashayer vs Nawayef East
Nawayef East and Bashayer provide two very different forms of premium Hudayriyat living.
Nawayef East is defined by:
elevation, privacy and hillside villa plots.
Bashayer is defined by:
waterfront connection, promenade and mixed residential typologies.
A buyer attracted to dramatic topography may find Nawayef more distinctive.
A buyer who wants everyday access to the water may find Bashayer more compelling.
Neither should be treated as a direct substitute simply because both sit on Hudayriyat Island.
Bashayer vs Hudayriyat Golf Estates
Golf Estates should also be considered by buyers in the townhome and villa segments.
Its core proposition is built around golf-front and waterfront living, an 18-hole course, country-club facilities and an extensive masterplanned green environment.
Bashayer is more directly waterfront-urban in character.
Golf Estates is more country-club and recreational.
Different buyers will value these environments differently.
Freehold Ownership
Modon currently states that Bashayer is a freehold development open to all nationalities. Modon Corporate
That makes the development relevant to international buyers as well as UAE nationals.
Foreign buyers should still review the exact contractual and registration documentation for their individual property.
The project’s general freehold status does not remove the need to verify the transaction itself.
Golden Residency
Modon states that Bashayer buyers can apply for the UAE Golden Visa because project starting prices exceed the applicable property threshold. Modon Corporate
The UAE’s current ICP guidance states that real-estate investors may qualify for 10-year Golden Residency where qualifying UAE property ownership totals at least AED 2 million. The framework also recognises qualifying off-plan purchases of AED 2 million or more from an approved local developer, subject to the programme’s requirements. UAE ICP
Most Bashayer categories are therefore above the current value threshold.
But residency approval is not automatic.
Treat the immigration process and property transaction as related but separate matters.
Service Charges Will Matter
Bashayer offers substantial shared infrastructure.
Waterfront public realm, landscaping, pools, gym, community facilities and managed common areas all require long-term maintenance.
Apartment and penthouse buyers should be particularly attentive to future service charges.
A premium building can provide an excellent lifestyle.
But the same premium facilities can materially affect net investment return.
Before purchasing, request the latest available estimated service-charge information.
If it remains provisional, model conservatively.
Villas and Townhomes Have Different Operating Costs
Villa and townhome buyers should consider a different mix of expenses.
Potential costs can include:
private landscaping, cooling, exterior upkeep, pest control, insurance and general property maintenance.
A large villa naturally requires more ongoing expenditure than a one-bedroom apartment.
Comparing gross rental income across these property types without accounting for ownership cost is misleading.
Off-Plan Resale Due Diligence
Because Bashayer’s major releases sold out quickly, assignment and off-plan resale transactions may become increasingly relevant.
Before buying from an existing purchaser, verify:
the original purchase price, total amount already paid, remaining developer instalments, current payment status, transfer eligibility and applicable fees.
Also confirm that the seller is genuinely entitled to transfer the property at that stage.
Do not calculate your exposure using only the seller’s advertised asking price.
You need the complete payment ledger.
The Seller Premium Needs to Be Quantified
Suppose a property originally cost AED 4 million.
The seller now wants AED 4.7 million.
That represents an AED 700,000 premium.
The buyer should ask whether that premium is supported by:
construction progress, scarcity, current developer pricing, specific unit quality or comparable transactions.
An off-plan resale is still a property transaction.
The same valuation discipline applies.
Off-Plan Financing: Do Not Assume Bashayer Automatically Qualifies
Modon and ADIB announced a new off-plan financing framework in July 2026 under which eligible buyers can receive financing of up to 75% for future Modon developments. Modon Corporate
That is a significant development for Abu Dhabi’s off-plan market.
However, the announcement specifically refers to future developments.
It should not be interpreted as evidence that every Bashayer unit or secondary assignment automatically qualifies.
A buyer relying on financing should obtain project- and unit-specific lender confirmation before committing.
Which Bashayer Property Type Makes Sense?
The answer should come from the intended use.
For a buyer primarily seeking lower entry cost and rental flexibility, a one-bedroom apartment may make sense.
For a couple or small family, a two-bedroom apartment may provide greater long-term usability.
For families, three-bedroom apartments and townhomes offer different balances between managed living and house-style space.
For buyers prioritising exclusivity and scale, villas and penthouses enter the conversation.
The project name should come second.
The property type comes first.
Unit Selection Matters More Than Launch Hype
Bashayer’s sell-outs are impressive factual evidence of strong buyer demand at launch.
The original release generated approximately AED 3 billion in one day, while the final phase generated approximately AED 1.25 billion in another one-day sell-out. Modon Corporate
But those events occurred at specific prices under specific market conditions.
A buyer entering later is making a new transaction.
The relevant question is not:
“Did Bashayer sell out?”
It is:
“Does this exact Bashayer property make sense at today’s price?”
That is the question that protects capital.
What to Check Before Reserving
Before committing to a Bashayer unit, review the exact property documentation rather than relying on the brochure.
The core due-diligence package should confirm the property type, unit number, floor or plot, orientation, internal area, terrace or external area, parking allocation, payment schedule, specification, transfer conditions and SPA handover provisions.
For any waterfront premium, verify the exact view and positioning.
For a townhouse or villa, examine the plot and neighbouring properties.
For an apartment or penthouse, examine the floor, building and outlook.
The more expensive the property, the less acceptable ambiguity becomes.
Buying Bashayer Through Pro Property Investments
Pro Property Investments (PPI) works across Abu Dhabi’s off-plan and secondary real-estate markets.
Bashayer is precisely the type of development where comparing available units matters.
Two properties in the same community can produce very different outcomes because of:
property type, view, original purchase price, payment status, seller premium, handover obligation and position within the waterfront district.
PPI can help buyers compare Bashayer opportunities with other Hudayriyat options including Nawayef Park Views, Nawayef Village, Al Naseem, Nawayef East and Hudayriyat Golf Estates.
For buyers considering alternatives outside Hudayriyat, the comparison can also extend to premium communities across Abu Dhabi.
The objective should not be to purchase Bashayer because it sold quickly.
The objective should be to identify whether the available Bashayer property is the right asset for the buyer.
Final Thoughts
Bashayer adds an important dimension to Hudayriyat Island.
It is not simply another villa neighbourhood or apartment project.
It is a mixed premium waterfront community combining apartments, townhomes, penthouses and four- to five-bedroom villas with a 3.5-kilometre waterfront promenade and broader Hudayriyat lifestyle. Modon Corporate
Modon’s current detailed project information lists a 50/50 payment plan, consisting of 5% at booking, 45% during construction and 50% at handover. Published average prices currently include approximately AED 2.5 million for one-bedroom apartments, AED 3.15 million for two-bedroom apartments, AED 4.6 million for three-bedroom apartments, AED 4.3 million for two-bedroom townhomes, AED 6.2 million for four-bedroom townhomes and AED 9 million for penthouses. Modon Corporate
The dedicated project page currently places villa handover in Q1 2030 and residential apartment handover in Q2 2030, although broader Modon overview pages currently contain inconsistent earlier dates. Buyers should therefore use the SPA attached to their exact unit for contractual planning. Modon Corporate
The project has already demonstrated strong launch demand.
But that should be treated as context—not as a promise of future returns.
For a buyer entering Bashayer now, the decisive factors are much more specific:
Which property type? Which unit? Which view? What original price? What seller premium? How much remains payable? And what competing property could be purchased for the same capital?
Answer those questions well, and the buying decision becomes far clearer.
